Fees to Tenants

NOTICE of FEES to TENANTS

When taking a property the only charges you will be liable for are:

a)  The rent, utilities, council tax etc.

b)  A tenancy deposit equivalent to 5 weeks rent where the annual rent is less than £50,000 or 6 weeks where the annual rent is in excess of £50,000

On a successful application and with the payees permission the holding deposit will be offset against the dilapidation deposit. This deposit can be forfeited should the tenant/s (or guarantor/s) withdraw from the tenancy, fails a right to rent check, provides false or misleading information, unreasonably delays responding to reasonable requests for information or fails to sign the tenancy agreement in the required time frame.

d)  Changes to the tenancy when requested by the tenant – no more than £50 or reasonable costs incurred if higher

e)  Payments associated with early termination of the tenancy when requested by the tenant before they are permitted to do so. Capped at the landlords loss or the agents reasonably incurred costs.

f)  Payments in relation to Utilities, TV License, Communication Services and Council Tax.

g)  A default fee for late payment of rent at 3% above BoE base rate if rent is more than 14 days overdue.
